Fire doors are not a 'fit and forget' product. Ongoing inspection, maintenance, and repair are essential to ensure they continue to perform as intended throughout their service life. Under the Regulatory Reform (Fire Safety) Order 2005, fire safety measures must be maintained in an efficient state, in efficient working order, and in good repair. In addition, Regulation 10 of the Fire Safety (England) Regulations, introduced in January 2023, places further requirements on the routine inspection of fire doors within residential buildings over 11 metres in height. Regular maintenance helps preserve the integrity of fire doors, maintain compartmentation, and support the overall fire strategy of a building.
Maintenance works can follow inspections completed by our own qualified inspectors or third-party inspection reports, with detailed scopes of work and associated costings developed where required. All replacement products, components, and ironmongery used within our maintenance works are individually tested and third-party certified where appropriate. We also provide specialist consultation for heritage and older buildings, helping clients determine suitable repair strategies where doors may be considered nominal or notional under current guidance.
Every project is recorded within our cloud-based asset management system, regardless of whether the original inspection was completed by our own team or another provider. Comprehensive reporting, photographic evidence, certification records, and maintenance history are securely linked to each individual fire door, creating a complete digital record that supports informed decision-making and long-term asset management throughout the life of the building.
We also offer pre-planned maintenance programmes designed to simplify long-term fire door management whilst reducing overall costs. By combining routine inspections with planned maintenance, clients benefit from discounted ongoing inspection rates, improved asset knowledge, and the opportunity to complete minor adjustments during inspection visits where agreed, reducing unnecessary revisits. Our teams regularly work within occupied buildings, delivering carefully phased programmes, out-of-hours works, school holiday programmes, and resident access arrangements to minimise disruption whilst maintaining the highest standards of workmanship.
